The reframe

Access is not the advantage

Access to property is useful. Knowing what deserves your attention is far more valuable.

Commercial property is not difficult to find. The difficult part is determining what to buy, what to pay, what risks you're accepting, and when to walk away.

UB Commercial combines market search with commercial analysis, due diligence and negotiation to help clients distinguish an available property from a worthwhile acquisition.

How we work

Finding property is part of the job. Knowing what not to buy is where experience matters.

Who we help

Four buyers, four different questions.

The right commercial property strategy starts with understanding why you're buying.

  • 01 — Investor

How do I identify an asset worth owning?

For investors seeking income, capital preservation and long term performance.

  • 02 — Owner-Occupier

Should I keep leasing or own the property my business operates from?

For businesses considering the strategic and financial benefits of property ownership.

  • 03 — SMSF Investor

How should commercial property fit within my superannuation strategy?

For buyers considering commercial property within an SMSF structure.

  • 04 — Developer / Strategic Buyer

Where is the opportunity others haven't recognised?

For buyers seeking development sites, strategic acquisitions and value-add opportunities.

Our methodology

The Strategic Edge

A disciplined framework for making better commercial property decisions.

A property can look compelling and still be the wrong acquisition. We assess opportunities across the factors that influence income security, downside risk and long term performance.

  1. 01

    Location

Not simply where it is, but why businesses and tenants need to be there.

  2. 02

    Property

The building, land, configuration, condition and future utility of the asset.

  3. 03

    Tenant

The quality, resilience and suitability of the income producing business.

  4. 04

    Lease

The structure, duration, obligations, reviews and security behind the income.

  5. 05

    Price

What the asset is worth, not simply what the vendor wants.

  6. 06

    Risk & Upside

What could go wrong, what can be improved and where future value may be created.

No single metric determines a good acquisition. The advantage comes from understanding how they interact.

Selected acquisitions

The property matters. The reasoning behind the purchase matters more.

    Why we bought it

Commercial factory unit. Strong underlying land value, a well-located industrial position and lease fundamentals that provided attractive income while preserving longer term optionality, close to M1 motorway.

  • Small modern brick and glazed consulting building on a quiet suburban street under soft light.

    Why we bought it

Multi tenanted commercial space purchased for a fund. Average cap rate for the area generally sits at 5-6%, making this an attractive return and less risk granted multiple tenancies under the one roof.

  • Empty open plan commercial office interior with dark carpet, a timber slat room divider and black framed windows looking out to greenery.

    Why we bought it

Engaged by an Indigenous organisation to secure a suitable new headquarters, this acquisition offered an excellent balance of location, functionality and value. Its close proximity to the Townsville CBD provided convenient access for staff, stakeholders and the wider community, while the attractive entry-level price created a compelling opportunity to establish a long-term operational base.

Outcomes described are specific to that client, brief and market at that time. They are not a guarantee or a prediction of any future result.

Engagements

Engagements defined by outcomes

Different objectives require different acquisition strategies. Our advice starts with the outcome you're trying to achieve.

  • Investment Acquisition

Build a commercial property portfolio around disciplined asset selection, income quality and long term fundamentals.

  • Owner Occupier Acquisition

Identify and secure premises that support the operational and financial objectives of your business.

  • SMSF Acquisition

Assess commercial property opportunities through the lens of asset quality and acquisition fundamentals, alongside your independent financial, tax and legal advice.

  • Development & Strategic Sites

Identify sites where location, planning, land characteristics and future use create strategic value.

  • Negotiation & Acquisition

Independent representation where you have already identified the property but want professional assessment and negotiation.

  • Portfolio & Acquisition Strategy

Establish the acquisition criteria before the search begins.

Filtering

JUDGMENT, NOT JUST LISTINGS

More properties don't necessarily create better opportunities. Better filtering does.

Our role isn't to fill your inbox with listings. We search broadly, investigate selectively and recommend carefully. Every property presented for serious consideration should have a reason for being there.

The objective isn't to see more property. It's to make a better acquisition.

Representation

Whose interest is being protected?

Every property transaction has two sides. Make sure someone is sitting on yours.

The selling agent has a clear responsibility: achieve the best possible outcome for the vendor. That's exactly as it should be. But it means buyers enter negotiations opposite a professional whose job is to represent someone else's interests.

UB Commercial changes that dynamic. We represent the buyer. Our advice, assessment and negotiation are directed towards one objective: helping you make the best commercial property decision available to you.

THEY REPRESENT THE SELLER.
WE REPRESENT YOU.

Acquisition strategy

Think it through before you enter the market

The most important commercial property decisions are often made before the search begins.

Before looking at properties, you need to know what the acquisition is expected to achieve. Without a clear strategy, it is easy to assess each opportunity on its own merits and lose sight of whether it is actually right for you.

A defined acquisition strategy gives you a framework for making those decisions. It establishes the return you are seeking, the risks you are prepared to accept, the assets and lease characteristics that fit the brief, and where you are prepared to compromise.

Most importantly, it defines the circumstances in which you should walk away. Before we enter the market, we want clear answers to seven questions.

  1. 01

    Why are you buying?

  2. 02

    What return do you require?

  3. 03

    What risks are acceptable?

  4. 04

Which asset classes suit the strategy?

  5. 05

    What lease characteristics matter?

  6. 06

    What compromises will you make?

  7. 07

What will cause you to walk away?

A clear acquisition strategy makes every decision that follows easier.

People

Represented by people, not a process

Commercial property requires judgment. Judgment requires experience.

Technology, data and systems help us analyse opportunities, but they don't replace experienced advice. Your acquisition is led by people who understand property, negotiation and the commercial consequences of getting the decision wrong.
