Commercial Property Buyers Agent Gold Coast

The Gold Coast is Australia's largest regional city and one of the country's most diverse commercial property markets, with demand supported by major population growth, established industrial precincts and a broad base of business and tourism activity.

Buying commercial property on the Gold Coast

Buying commercial property on the Gold Coast is not a single property search. The city has developed into Australia's largest regional city and one of the country's most diverse commercial property markets, with more than 40,000 registered businesses and commercial assets ranging from warehouses, industrial estates and healthcare buildings to retail properties, offices, showrooms and accommodation related commercial uses.

That scale is important. The Gold Coast's current City Plan is built around accommodating population growth to approximately 1 million people by 2041 and creating a projected 180,000 new jobs. Those figures shape how commercial property demand may evolve, but they do not make every property a good investment. A warehouse in Molendinar, a medical suite in Southport, a retail property in Burleigh and an office building in Robina are driven by different tenant markets, rents, risks and buyer depth.

At UB Commercial, we represent investors and business owners acquiring commercial property across the Gold Coast. We assess the property, the tenant market, the lease, the sustainable income and the likely future buyer for the asset. A strong Gold Coast purchase should still work beyond the current market cycle.

Our focus is not simply on finding available property. It is on identifying commercial assets worth owning.

Why invest in commercial property on the Gold Coast?

Population growth supports commercial property, but only when it creates genuine occupier demand

The Gold Coast has established itself as one of Australia's most significant population growth markets. The City Plan is designed to accommodate population growth to approximately 1 million people by 2041 and support a projected 180,000 new jobs.

For commercial property, growth is only valuable when it creates demand for space. More residents may support healthcare, retail, trades, professional services, hospitality and service based businesses. More businesses may require warehouses, offices, showrooms, medical suites and industrial property.

We want to understand the connection between growth and the individual asset.

Does population growth support the tenant's business?

Will the surrounding catchment continue to expand?

Does the property serve a permanent or a discretionary need?

Could another business use the space?

And will future commercial development create more competition?

Growth matters when it strengthens the demand for the property you own.

Where are the main industrial areas on the Gold Coast?

The Gold Coast has several distinct industrial markets rather than one uniform industrial precinct.

Burleigh Heads has one of the city's best known industrial precincts, supported by its concentration of manufacturing, construction, trade and surf related businesses. City of Gold Coast research identified around 8,000 jobs within the broader Burleigh Heads industrial precinct, with manufacturing representing a major component of employment.

Yatala sits at the northern end of the city within the Gold Coast industrial corridor and accommodates larger industrial and logistics users. It benefits from direct access to the M1, which is one of the reasons it attracts businesses requiring broader regional and interstate connectivity.

Molendinar has traditionally provided industrial property closer to Southport and the central Gold Coast. Southport has a greater concentration of commercial, medical and professional uses, while Nerang, Ashmore, Helensvale and Arundel also contain important industrial, trade and service based markets.

For investors, that means the Gold Coast industrial question is not simply 'Do we buy industrial?' It is which industrial precinct and what type of building is appropriate for the tenant market we want to own.

A small trade warehouse in Burleigh should not be assessed in the same way as a larger logistics property in Yatala or an infill warehouse in Molendinar.

Industrial property in Burleigh, Molendinar and Yatala

Established industrial property can be difficult for tenants to replace

The strongest Gold Coast industrial investments are often those where the building and location remain difficult for the tenant to replicate. That may be because of access, warehouse configuration, proximity to customers, yard space, power, loading or the limited availability of comparable premises nearby.

Burleigh's established industrial precinct is a good example.

Council research describes the precinct as containing around 450 industrial premises across approximately 400 hectares, supporting a range of businesses from small workshops to larger manufacturers. That density of industrial activity matters. It provides an existing business community and a tenant pool accustomed to operating from the area.

Yatala provides a different proposition.

Properties there may appeal to businesses requiring motorway access or larger scale accommodation. Molendinar can attract occupiers wanting more central access to the broader Gold Coast market. Each precinct has its own tenant depth, competing supply and rental evidence.

For every industrial acquisition we ask:

Who would lease this building if the current tenant left?

How broad is that tenant pool?

How easily could they find another comparable property?

And does the current rent align with the market for comparable accommodation?

The best industrial assets are functional enough for several businesses, not just ideal for one.

Medical and healthcare property on the Gold Coast

Healthcare infrastructure has created a specialised commercial market

Healthcare is now one of the Gold Coast's most important commercial property sectors. Gold Coast University Hospital and Robina Hospital anchor significant healthcare precincts, while medical and allied health property extends through Southport, Robina, Varsity Lakes, Burleigh and other established areas.

City of Gold Coast health precinct planning identifies the Gold Coast Health and Knowledge Precinct at Southport, anchored by Gold Coast University Hospital, Griffith University and other health and research infrastructure. That concentration of healthcare activity can support demand for medical suites, allied health premises and related commercial property.

But a medical tenant alone does not make the investment strong.

We want to understand patient access, parking, disability access, lift access, fitout, nearby complementary health services, market rent and the ability to reconfigure the space for another operator.

Healthcare properties can involve substantial tenant investment in fitout, which may increase the likelihood of the tenant remaining.

The question is whether the property remains useful if that tenant eventually leaves.

We want property that can serve the healthcare market beyond the existing occupier.

Gold Coast office and professional property

The office market is highly building and location specific

The Gold Coast office market is different from a CBD office market. Southport, Robina and Broadbeach have more substantial office concentrations, but many Gold Coast businesses occupy smaller commercial premises, mixed use buildings and professional suites rather than large office towers.

That makes building selection particularly important. An office property needs to compete on access, parking, natural light, building presentation, floorplate efficiency, fitout and overall occupancy cost.

We also consider the broader market into which the building competes.

What alternative office space exists nearby?

How much vacant accommodation is available?

Does the property appeal to owner occupiers?

What incentives might be required to secure a tenant?

The strongest office investments are often those where the property has enduring appeal to smaller professional businesses rather than relying on one large tenant whose departure could leave an entire building vacant.

Retail and service commercial property

Convenience and catchment often drive the tenant's decision

The Gold Coast retail market ranges from large shopping centres to strip retail, service based property, showrooms and local convenience assets.

For investors, local retail and service property can be attractive where the tenant's business depends on the surrounding residential catchment.

This can include medical and allied health services, gyms, childcare related uses, hospitality, automotive services, trade showrooms and other businesses that need to be near their customers.

The property itself still matters.

Visibility, parking, signage, customer access and the strength of surrounding businesses all influence whether the location will support the tenant.

We also assess whether the rent aligns with what comparable businesses can reasonably pay.

A strong tenant in a weak position, or an over-rented property, can create a lease that looks secure on paper but may not be repeatable when the tenant leaves.

How important is infrastructure when buying commercial property on the Gold Coast?

Infrastructure matters when it changes how the property is used

The Gold Coast has invested heavily in transport, healthcare, tourism and business infrastructure. The M1 remains a critical commercial corridor, and projects such as the Coomera Connector and continued expansion of the Gold Coast Light Rail network influence accessibility and future development. But we do not buy the infrastructure project. We assess what it does for the individual property. Does it improve access to the property? Does it make a business more likely to occupy the area? Does it bring more customers within reach? Does it create development pressure? Or could future construction and competing supply offset some of those benefits?

Infrastructure can strengthen demand.

It should not be treated as an automatic reason to pay more for a property.

Owner occupier demand on the Gold Coast

Business owners can be a major source of commercial property demand

The Gold Coast has a large base of small and medium businesses across construction, manufacturing, healthcare, professional services, hospitality, trades and tourism related industries.

That creates strong potential owner occupier demand for warehouses, industrial units, medical suites, offices and other commercial property.

An owner occupier may be prepared to pay for control, location and functionality rather than simply the investment return. This can be particularly relevant for smaller strata industrial units, freestanding trade premises and medical or professional suites.

For investors, a property that could later appeal to an owner occupier may provide an additional exit market. It also needs to be assessed on its investment fundamentals at the time of purchase, not simply the possibility of a future owner occupier buyer.

Current rent versus market rent

Is the current income sustainable?

Commercial property can appear attractive because of the current lease and yield. But the income needs to be tested against the market. We want to understand whether the rent being paid aligns with what comparable tenants would pay today.

A tenant paying above market rent can make the property look stronger than it is. A property leased below market may have potential depending on the lease structure. And a tenant who has invested heavily in their fitout may have strong reasons to stay, even where market conditions change.

The question we want to answer is:

What would another tenant reasonably pay to occupy this property today?

That provides a clearer view of the sustainable income and the underlying value of the asset.

Supply and future competition

Growth can bring more commercial property with it

The Gold Coast continues to grow, and growth can bring both demand and new supply. New industrial estates, healthcare precincts, mixed use development and commercial centres can increase tenant choice. For an investor, that means it is important to understand what competing property may be delivered.

Will a new industrial precinct compete with an existing warehouse?

Will future commercial development attract tenants away from older buildings?

Does the existing asset have a location or land advantage that new property cannot easily replicate?

This is particularly relevant in areas where land is still available for development.

A new building may offer better design or higher clearance, but an established property may have better access, a stronger existing tenant network or a location closer to customers. Neither is automatically superior. The relative merits need to be priced correctly.

What makes a good commercial property investment on the Gold Coast?

The answer depends on the type of property, but the same underlying questions apply. For industrial property, we assess building functionality, tenant depth, access, yard space, market rent and future supply. For healthcare property, we assess accessibility, parking, fitout, surrounding health services and alternative users.

For offices, we consider competing space, floorplate efficiency, building presentation and owner occupier demand. For retail and service property, we assess the catchment, visibility, access, surrounding businesses and whether the rent is sustainable for the tenant.

Across all asset classes we want to know:

Who needs this property?

Why do they need this location?

What makes the building useful?

How deep is the replacement tenant market?

Is the rent supported by the market?

What competing property exists?

And who would buy this asset in the future?

The price then needs to reflect the answers to those questions.

How does a commercial property buyers agent help on the Gold Coast?

The Gold Coast market is active, diverse and highly segmented. Opportunities can arise on market, off market, pre market or through private networks, and many of the best assets are not widely advertised. A commercial property buyers agent helps identify what type of Gold Coast property fits the investment or business brief, searches across the different precincts and asset classes, assesses the building, lease, tenant and income, analyses comparable sales and market rents, coordinates due diligence and negotiates the acquisition.

At UB Commercial, we represent the buyer rather than the selling side. Our role is to provide a clear view of what the property is worth, what could go wrong with the investment and whether it aligns with the brief before contracts are exchanged.

That includes identifying the alternative uses, tenants and future buyers for the asset. A good acquisition should not rely on the current tenant remaining forever.

Buying commercial property on the Gold Coast

The Gold Coast offers access to industrial property, healthcare assets, offices, retail, service based property and a substantial owner occupier market. It is a large market with genuine depth and ongoing demand driven by population growth, business formation and significant infrastructure investment.

But that breadth also creates risk.

Not every industrial estate has the same tenant demand. Not every medical property has enduring utility. Not every office or retail property will remain competitive as new supply arrives. A strong Gold Coast acquisition needs to be selected property by property, with a clear understanding of tenant demand, sustainable income and what the asset may be worth beyond the current lease.

The opportunity on the Gold Coast is not simply growth. It is owning the commercial property that growth continues to need.
