Commercial Property Buyers Agent Brisbane

Brisbane is one of Australia's largest commercial property markets, but it should not be treated as one market.

Buying commercial property in Brisbane

The investment characteristics of an industrial property in Wacol are very different from an office in the inner city, a medical property in an established suburban centre or a retail asset servicing a growing residential catchment.

That is why buying commercial property in Brisbane should start with the property brief rather than the suburb name.

At UB Commercial, we represent buyers looking to acquire commercial property across Brisbane. Our role is to identify opportunities that suit the investor, assess the property and income in detail, test the risks and negotiate the acquisition from the buyer's side of the transaction.

We are not looking for a property simply because it is located in Brisbane.

We are looking for a commercial asset where the location, building, tenant, lease, income and price make sense together.

Why investors consider Brisbane commercial property

Brisbane has a broad commercial economy supported by government, professional services, healthcare, construction, logistics, education, tourism and a large network of small and medium sized businesses.

That diversity matters to commercial property investors because ultimately it is businesses that create demand for warehouses, offices, medical premises, shops and other commercial space.

Brisbane also sits at the centre of the broader South East Queensland market, with major road, port and airport infrastructure connecting businesses to local, interstate and international markets.

But broad economic growth does not automatically make every Brisbane commercial property a good investment.

We want to understand how those larger trends translate into demand for a particular property.

Will businesses continue to want premises in that location?

Is the building suited to the occupiers operating in the area?

Is the rent supported by the local leasing market?

And does the purchase price adequately reflect the quality and risks of the asset?

Those questions matter more than simply buying into a growth story.

Industrial property in Brisbane

A market where location and functionality matter

Industrial property is a significant part of the Brisbane commercial market.

Major industrial precincts extend across the eastern and southern parts of the city, with established areas including Eagle Farm, Pinkenba, Murarrie, Hemmant, Acacia Ridge, Archerfield, Salisbury, Wacol and Richlands.

Each precinct serves different occupiers and has different property characteristics.

Properties closer to the airport, port and Gateway Motorway may appeal to businesses where freight, distribution and transport access are important.

Areas through Brisbane's south and west can provide access to major road networks, established industrial workforces and larger concentrations of manufacturing, warehousing and logistics businesses.

But when assessing industrial property, the suburb is only the beginning.

We look closely at how the property actually functions.

That can include:

  • Land area and site coverage
  • Warehouse configuration
  • Ceiling clearance
  • Truck and vehicle access
  • Loading areas
  • Hardstand
  • Parking
  • Power supply
  • Office component
  • Building age and condition
  • Ability to divide the premises
  • Alternative tenant demand
  • Future capital expenditure

A property may have an excellent tenant today but still be difficult to lease if the building is poorly configured.

Conversely, an older warehouse in a well established industrial location can remain a strong asset where the fundamentals make it useful to a broad range of businesses.

For us, the question is not simply who occupies the property today. It is who could occupy it next.

Brisbane office property

Understand the occupier before assessing the building

Brisbane's office market includes the CBD, inner city commercial precincts and a number of suburban business locations.

Office investment requires a different assessment from industrial property.

The quality of the tenant remains important, but so does the reason businesses choose one office over another.

We consider factors such as:

  • Location
  • Access to public transport
  • Parking
  • Building presentation
  • Natural light
  • Floorplate efficiency
  • End of trip facilities
  • Surrounding amenity
  • Fitout quality
  • Operating costs
  • Local vacancy
  • Alternative tenant demand

Office property can be particularly sensitive to changes in how businesses use space.

That means we want to understand not only whether the current tenant likes the premises, but whether the building will remain competitive when that lease eventually ends.

A long lease can provide income certainty.

It does not remove the need to assess the underlying property.

Medical and healthcare property

Strong operators still require strong real estate

Medical and healthcare related property can be attractive to commercial investors because many healthcare businesses value established locations, accessibility and continuity of occupation.

But medical property should not be assessed simply on the assumption that healthcare demand will continue to grow.

The property itself still matters.

We consider:

  • Surrounding population and catchment
  • Access
  • Parking
  • Disability access
  • Visibility
  • Proximity to hospitals or complementary health services
  • Building configuration
  • Specialist fitout
  • Alternative medical or commercial uses
  • Market rent
  • Lease terms

A highly specialised building may work extremely well for one operator but be expensive to adapt for somebody else.

That does not necessarily make it a poor investment.

It means the degree of specialisation needs to be understood and reflected in the investment case.

Retail and service based commercial property

Start with why customers use the location

Brisbane retail property ranges from neighbourhood shops and convenience based centres through to larger retail precincts and mixed commercial locations.

For smaller retail and service based commercial investments, we focus heavily on the relationship between the business and its location.

Why does the tenant need to be there?

Does the business rely on passing traffic?

Is convenient parking important?

Does the surrounding residential catchment support the use?

Are complementary businesses nearby?

Could another operator reasonably use the premises?

Retail property should not be assessed only by looking at the length of the lease.

The sustainability of the tenant's occupancy and the underlying appeal of the location are equally important.

What makes a Brisbane commercial property worth considering?

We look beyond the headline yield

Commercial properties are often marketed around a small number of headline figures.

Purchase price.

Annual rent.

Lease term.

Yield.

Those figures are important, but they do not tell us enough to make an acquisition decision.

We want to understand what sits underneath them.

A Brisbane commercial property may initially look attractive because it provides a higher yield than another asset.

But why?

Is the tenant weaker?

Is the remaining lease shorter?

Is the rent above market?

Does the building require significant expenditure?

Is the property more difficult to lease?

Or is the market simply pricing the asset more cautiously than the fundamentals justify?

Yield tells us what return the current income represents at the purchase price. It does not tell us whether the property is good.

CURRENT RENT VERSUS MARKET RENT

The current lease can distort the picture

One of the areas we pay particular attention to is the relationship between current rent and market rent.

A property may be producing strong income because the tenant is paying above current market levels.

That can make the headline yield look attractive while creating risk when the property is eventually re leased.

Alternatively, a property may be under rented because the lease was negotiated some time ago and the market has since moved.

That may create future opportunity, depending on the lease structure and timing of rent reviews or lease expiry.

Understanding the local leasing market helps us assess whether today's income is sustainable.

Brisbane commercial property and future tenant demand

Buy the building as well as the lease

The current tenant may have three years remaining.

They may have ten.

Either way, the property is likely to outlast the lease.

That is why we want to know what happens if the premises become vacant.

How many businesses could use the building?

What rent might they pay?

Would the premises require refurbishment?

Would incentives be required?

How long could leasing take?

Are competing properties available nearby?

These questions are particularly important where an investor is committing a significant amount of capital to a single commercial asset.

A strong property should have a reason for the next tenant to want it.

Where we look for Brisbane commercial property

The brief determines the geography

We do not begin an acquisition by declaring one Brisbane suburb the “best” place to invest.

Different investors require different assets.

An investor prioritising secure income may require a very different property from one seeking rental growth, stronger underlying land value or future value add potential.

The appropriate search area might therefore include several different commercial precincts.

Our role is to compare those opportunities on a consistent basis.

That means asking:

Does this location suit the type of property?

Does the building suit the local tenant market?

Is there sufficient leasing demand?

How does the rent compare with competing properties?

How liquid is the asset likely to be when eventually sold?

And is the investor being adequately compensated for the risks involved?

Buying off market in Brisbane

Access is useful. Assessment matters more.

Brisbane commercial property can be sourced through public campaigns, pre market introductions and off market discussions.

We consider all three.

Our relationships with commercial selling agents and other market participants can provide access to opportunities before they are broadly advertised.

But an off market property does not receive a lower standard of scrutiny.

Sometimes an openly marketed property will represent the better acquisition.

Sometimes a privately introduced property will.

How we find the opportunity matters less than whether the property stands up to analysis.

How UB Commercial approaches a Brisbane acquisition

As a commercial property buyer's agent in Brisbane, we represent the purchaser throughout the acquisition process.

Depending on the engagement, that can include:

  • Defining the acquisition brief
  • Searching on market, pre market and off market opportunities
  • Screening properties before they reach the client
  • Assessing the property and location
  • Reviewing tenant and lease fundamentals
  • Analysing comparable sales
  • Considering market rent
  • Coordinating commercial due diligence
  • Identifying property specific risks
  • Developing the negotiation strategy
  • Negotiating with the selling side
  • Assisting through to settlement

We also work alongside the client's solicitor, accountant, finance adviser, building consultant and other appropriately qualified professionals where specialist advice is required.

The aim is not to make the acquisition process more complicated.

It is to make the decision better informed.

Buying commercial property in Brisbane starts with the asset

Brisbane provides access to a broad and diverse commercial property market.

That creates choice.

It also creates the need to be selective.

A good Brisbane acquisition is not defined by the postcode, an attractive brochure or the highest yield available.

It comes from understanding the property, testing the income, assessing the tenant, considering what happens after the current lease and paying a price that reflects both the strengths and the risks.

The location creates the market. The individual property determines whether it is worth owning.

UB Commercial represents investors and business owners acquiring commercial property across Brisbane.

We help define the brief, identify opportunities, assess the property and negotiate the acquisition from the buyer's side.
